Description:  "US Market" gas station with six pump islands and a dozen pumps, convenience store of 4,110 square feet (sq ft), and two office buildings, one 5,000 sq ft and the other 1,863 sq ft and attached to the convenience store.  Includes a Street Adjustment application to not upgrade the north nonconforming highway frontage to install a landscape strip with street trees and to not upgrade the east nonconforming Oregon Way frontage to install a landscape strip with street trees.

The proposal was CU 21-02 that the Woodburn Planning Commission approved on June 9, 2022 and that, upon appeal by a competing gas station, the City Council denied on August 8, 2022.
